What is the difference between a roof repair, re-roof and roofing replacement?

There are three roofing project options available: Roof repair, re-roof, and roof replacement.

  3. Roof Replacement: A roof replacement is the process of removing all existing roofing material down to the substrate—the surface a roofing system is applied.

What is a roof repair?
A roof repair is the process of fixing leaks, damages, or minor wear and tear.

When is a roof repair considered over the other options?
A roof repair is an option if the leaks, damages or minor wear and tear does not affect the overall condition of the roof.

How long does a roof repair last?
This is a tricky question because there are many factors to think about, such as the location of the repair, the reasons it’s being repaired, weather, etcetera. Estimating how long a roof repair will last is a contractor’s best guess and will change, for better or for worse.
 

Re-Roof

What is a re-roof?
A re-roof is the process of installing new roofing shingles over existing roofing shingles.

When is a re-roof considered over the other options?
This is an option available if the home has one layer of shingles in place—if the home has two layers of roofing shingles this is not an option.

How long does a re-roof last?
How long a re-roof lasts depends on the condition underneath the existing layer of roofing shingles. Because the re-roof option places a layer on top of the existing layer of shingles, there is no way to tell if there are major issues like rotting or sagging. If you’re experiencing major leaks or signs of extensive damage, a re-roof is probably not the best option in the long run.
 

Roof Replacement

What is a roof replacement?
A roof replacement is the process of removing all existing roofing material down to the substrate—the surface a roofing system is applied.

When is a roof replacement considered over the other options?
This is an option if your roof has reached its lifespan and shows signs of age or major leaks/damages. A roof replacement will allow the contractor to see if there are damages to the decking and if it needs replacement.

How long does a roof replacement last?
A roof replacement lasts the longest and should last 20+ years, considering other factors that may decrease its lifespan. Because the contractor can “start from scratch”—down to the deck, to the underlayment, and lastly, the roofing material—it ensures that the product is placed on a substrate that has been visually inspected for weak and/or damaged areas.

Bonus: Getting new full roofing replacement may be covered under both the contractor and product warranty. Be sure to ask about this when you’re shopping around for a roof replacement.
